Chapman Property is one of only a handful of licensed Strata managers in the Newcastle area. This division of the company was established in 1984 and has grown rapidly in the ensuing time in that it now employs 4 strata managers as well as 2 support staff.
With the responsibility for the day to day running of over 260 separate registered Owners Corporation our department is also responsible for liasing with 1950 individual owners of their respective properties.
We have the responsibility for the management of every type of strata complex from the small duplex up to the largest single Owners Corporation in Newcastle which has over 110 individual properties. In addition we handle the affairs of commercial and industrial strata buildings and our area extends all the way up to Branxton in the Hunter Valley.
As the legislation has become more complex and new types of schemes have been established Chapman Property has a commitment to ongoing education to ensure that we are always able to advise our clients. This process has led to our appointment by a number of local legal firms as adviser as to some of the more demanding areas of strata management, e.g. Community Title, Stages Schemes and the like.
We are able to provide an all encompassing service right from the set-up all the way through to preparing the by-laws and ultimate management of the complex. As part of our personalised and local service offering, when we are contacted by a new client we ask to first visit the property and meet with the current or intended Executive Committee of the Owners Corporation.
We then provide you with an individualised quote, including an overview of the specific services we provide and the associated costs.

EXECUTIVE COMMITTEE NOMINATION & PROXY INFO
All owners corporations must elect an executive committee, which is elected at each annual general meeting. You can be elected to the Executive Committee if you are an owner, a company nominee of an owner or a person who has been nominated by an owner.
To nominate for the Executive Committee of your owners corporation, simply click the Exec Form link below, fill out the form and submit.
If you are unable to attend the AGM, you are able to nominate a proxy to exercise your voting rights.

ADDITIONAL MOTION REQUEST
As part of the requirements for an AGM, notice must be provided in writing and provided to lot owners between 14 and 21 days prior to the date of the meeting. The notice will include the date, time and location of the meeting, an agenda, financial statements and a proposed budget and proxy forms.
In accordance with cl.35 (3) sch.2 of the Act, no general business may be discussed at a meeting. If you would like to include an item for discussion at your next AGM, please use the form below to make a submission.
FREQUENTLY ASKED QUESTIONS
Common Property is defined in the Strata Schemes (Freehold Development) Act 1973 as ‘so much of the parcel as from time to time that is not comprised in any lot.’ Generally speaking, in most strata schemes, the lot owner owns the airspace and everything in it within the boundary of the unit. They don’t own the main structure of the building. The owners corporation is responsible for the repair and maintenance of common property.
This publication provides a list of items found within a building that could generally be considered common property. However, depending on the history of the building, renovations and by-laws, determining what is and isn’t common property is a complex matter. In most cases you will need to refer to the strata plan and by-laws to determine who is responsible for repairs and maintenance. ISTM recommends that you seek legal advice.
